Social media works for real estate when it does two jobs: it makes people in your area recognize you, and it gives them an easy next step when they’re ready to move. Here’s how to set it up so it brings in conversations, not just likes.
Which platforms matter for real estate agents
- Instagram: listings, reels, stories and local lifestyle content. The best all-rounder for most agents.
- Facebook: older buyers and sellers, local groups, and the strongest ad targeting for real estate.
- TikTok: reach with first-time buyers and younger renters if you’re comfortable on camera.
- YouTube: long listing tours and neighborhood guides that keep getting found for years.
- LinkedIn: relocation, commercial and investor clients.
Pick two and do them well. Repurpose the same video across the others.
A weekly posting mix that works
Aim for 3 to 5 posts a week. Rotate these types so your feed isn’t just “just listed”:
- Listings (1 to 2): a short reel walkthrough plus a carousel of the best photos.
- Local (1): a coffee shop, park, school area or event in your farm. This is what makes you “the local agent”.
- Education (1): one clear tip, like how closing costs work or what to fix before listing.
- Proof (1): a client story, a review, a “sold” post with what you did to get it there.
- Personal (optional): the person behind the brand. People hire people.
Video is the multiplier
Short vertical video gets the most reach on every platform right now. You don’t need a studio. You need good light, steady footage and tight editing. Ideas that work:
- 30-second listing tours with captions and a strong first shot.
- “3 things I’d check before buying in [neighborhood]”.
- Market update in under a minute.
- Before and after staging.
If editing is the bottleneck, outsource it. Our real estate video editing team turns raw clips into listing reels and tours.
Design that makes you recognizable
Use the same fonts, colors and layout on every post. When someone scrolls past you five times, they should know it’s you before they read your name. A set of branded templates for listings, quotes and market updates saves hours every week. See our social media design work.
Turning followers into leads
- Put one clear call to action in your bio: book a call, get a home value, or search homes.
- Link to a page on your website built for that action, not your home page. See what the best real estate agent websites have.
- Reply to every comment and DM quickly. Most leads start as a casual question.
- Add every serious conversation to your CRM so it gets followed up.
When to add paid ads
If you want help with campaigns, see our paid ads service.
Organic content builds trust. Ads add reach and speed. Once your profile has a few weeks of good content, run Facebook and Instagram ads for:
- Seller leads with a free home valuation offer.
- Buyer leads for a new listing or a neighborhood guide.
- Open house promotion to people nearby.
- Retargeting people who visited your website.
Keep in mind that housing ads in the US run under Meta’s Special Ad Category rules, which limit targeting by age, gender and ZIP code. Good creative and a strong offer matter more than narrow targeting.
What to measure
- Profile visits and link clicks, not just likes.
- DMs and comments that turn into conversations.
- Leads and cost per lead from ads.
- Which post types bring the most enquiries. Do more of those.
